Nowadays, more and more people prefer to sell their real estate "By Owner". One drawback to this is the lack of exposure - due to the property not being listed in the MLS system. If a property is not listed within the MLS it makes it more difficult to locate by most potential buyers and real estate agents. This site offers a solution to this exposure problem. A property that is being offered for sale by the owner can be posted here. More information about a parcel of land can be posted here than in a newspaper ad or a sales flyer. Details on any given property can include: location, legal name/description, square footage, lot measurements, several pictures, driving maps & directions, plat maps, information about the surrounding area, links to other related sites, and more. To view all these details, all you need to do is click on the "details" link for a specific property. You can then view all related information. The seller's contact information (name, phone, email) will also be listed on the details page. Contact them if you have any questions or interest in a property.

Each listing should have a link that takes you to a "details" page. The details page provides much more information about each piece of real estate for sale.
 
I didn't see a price on the details page - how can I buy a property?
The details page should list the asking price, unless a property is being auctioned off. Some owners may choose to auction their property on eBay.com or through another auctioneer. If a property is being auctioned you should see a link on the details page that would take you directly to the auction site.
 
If I want more information about a property, who should I contact?
The seller's contact information is at the bottom of the details page on each posting. You would want to talk with them about pricing and any other questions.
 
Do these properties have homes on them or are they vacant?
Each listing has a details page that should answer this question. Each property should specify if it's "vacant" or has a residential home on it.
 
If I can't read the measurements on a plat map posted on a details page, then who should I talk to about finding out the exact measurements for a property?
We try to make images as clear as possible, but some maps contain very small print making them difficult to read. The most reliable way to find out measurements for a lot is to call the county Registrar of Deeds. That office can tell you (usually over the phone) the lot measurements. Typically they would need to the know the legal description and/or the parcel ID number. Each county has their own Registrar's office and you can find them listed in the phonebook or on the Internet.
 
How can I find out if a property is guaranteed to be a "buildable" property?
There are a number of factors involved in a property being buildable. The best way to find out if a vacant lot is buildable is to check with any governing agency or organization that would grant the permit to build. These would include, but would not be limited to: a neighborhood association, city office, township office, county officials, sewer/water department, plus the State of Michigan or any of their agencies, such as the Department of Natural Resources or the D.E.Q.
 
How big of a house would I be able to build on a specific lot?
Check with all governing agencies (and the neighborhood association if one exists). A good place to begin is the city office. Typically a city, township, association, county, DEQ, DNR or any other governing body might have the jurisdiction to 1) grant the permit to build (or not build) and 2) dictate what kind/type/size of home can built on a vacant property.
 
Do I buy the property from MichiganLandSale.com?
No properties are sold on this site. When you view the details of a posting the owner information is listed at the bottom. You can contact the owners directly by their phone and/or email address listed on that page. You would deal directly with them.
